Metal roofing cost per square foot (and what a square really is)

How this calculator works
- The slope multipliers are geometry, not estimates. A pitch of rise:12 turns footprint into roof area by a factor of the square root of 1 plus (rise/12) squared. 6:12 gives 1.118, 12:12 gives 1.414. This is the single biggest reason online roof estimates come in low: they price the floor plan, not the roof.
- The per-square-foot rates are placeholders, and you should replace them. The panel-type figures are midpoints of typical 2026 US installed quotes for a straightforward re-roof, and they vary widely by region, gauge, panel profile, roof complexity, height, and installer. They come from no official publication, so we label them as typical quote figures rather than sourced data. Enter your own number in the rate field and the calculator uses it instead.
- Tear-off defaults to one layer of asphalt shingles. Extra layers, cedar shake, tile, steep pitch and county dump fees all move it. Installing over an existing roof avoids the cost but is not always allowed by local code and can trap moisture, so ask your roofer and your building department.
- Waste allowance affects material ordered, not installed cost. Installed per-square-foot pricing normally already includes the roofer's waste; the order figure is there for anyone buying panel and hiring labor separately.
- Not included: structural repair to the deck, new underlayment upgrades, insulation, skylight replacement, gutters, snow guards, permits, or the cost of a roof that needs framing work. Ask for each of these as a named line on the quote.
- There is no federal tax credit for a metal roof in 2026. Roofing is not on the IRS list of qualifying property for the energy efficient home improvement credit, and that credit is allowed only for qualifying property placed in service before December 31, 2025 (irs.gov). The three units, translated
- Square foot
- One square foot of roof surface, not of floor plan. Multiply the price per square foot by your actual roof area from the calculator.
- Square
- 100 square feet of roof. The traditional US roofing unit. A price of $1,550 per square is $15.50 per square foot.
- Per sheet or per panel
- How suppliers sell exposed-fastener panel. Coverage width matters more than sheet width: a 36 inch wide sheet with a 1 inch lap covers 35 inches, so ordering by sheet width leaves you short.
Metal roof installation cost per square foot, from roofers' own pages
Fourteen US roofing companies publish an installed price per square foot on their own pages, and we read all fourteen on 12 October 2026. Their ranges start at $6 to $12 per square foot, with a median starting figure of $7.50 and the middle half of starting figures between $7.00 and $10.25. The tops of their ranges run from $12 to $35. Standing seam metal roof cost per square foot
Four roofers in the index price standing seam on their own pages: FoxHaven Roofing at $10 to $35 per square foot installed, J Tech Construction at $10 to $20, Weather Shield Roofers at $12 to $20 once tear-off, coated steel, trim, flashing, underlayment, labor, permits and cleanup are included, and Roof Medic at $1,200 to $1,600 per square, which is $12 to $16 per square foot. Western States Metal Roofing, which makes standing seam panel, puts a Snap Lock standing seam system at $8 to $14 per square foot including materials and installation (read 30 October 2026).
Tin roof cost per square foot
What most people call a tin roof is exposed-fastener corrugated or ribbed steel. Western States Metal Roofing publishes $7.00 to $13.00 per square foot for corrugated roofing installed, and Simmitri publishes about $7 to $12 per square foot all-in for exposed fastener systems. The panel on its own costs far less: Steel and Stud puts 29 gauge metal roofing at $1.75 to $3 per square foot (read 12 October 2026).
Why your footprint is not your roof area
A roof is a sloped plane over a flat area, so the surface is always larger than the ground it covers. The factor is the slope multiplier: the square root of 1 plus (rise/run) squared. At a 6:12 pitch that is 1.118, so a 2,000 sq ft footprint is 2,236 sq ft of roof. At 12:12 it is 1.414 and the same house has 2,828 sq ft of roof. That difference is 766 sq ft of material and labor, on a house that looks the same size from the street.

Pitch also drives labor: above roughly 6:12 crews need staging, harnesses and slower movement, and above about 8:12 many roofers apply a steep-slope surcharge. Complexity does the same thing without touching the area figure. Hips, valleys, dormers, chimneys and skylights all mean cut panel, extra flashing and hours of detail work.
Turning any quote into a comparable number
- Get the roofer's measured roof area in square feet or squares. Any professional quote should state it; if it does not, ask.
- Divide the total by that area. That is the true installed rate per square foot, and it is the only number that compares two quotes on different scopes.
- Separate tear-off. A quote that includes stripping two layers of shingles is not comparable to one installing over the existing roof.
- Check what else is bundled. Underlayment, drip edge, ridge vent, flashing, snow guards, gutters and permits are frequently the reason a cheaper quote is cheaper.
- Put your rate into the calculator and re-run the other scenarios. Now you can see what changing panel type or skipping tear-off would actually save.
We do not turn these figures into one national price per square foot, because the roofers' own ranges are too wide for a single number to mean anything: one standing seam range runs from $10 to $35. The calculator's defaults are labelled starting figures, and every one of them is an input you can overwrite with the rate on your own quote.
