Metal roof cost per square foot (and what a square really is)

Roofers quote in squares. Suppliers quote in square feet or per sheet. Homeowners think in house size. Getting these onto one scale is most of the work of comparing quotes.

How suppliers sell exposed-fastener panel. Coverage width matters more than sheet width: a 36 inch wide sheet with a 1 inch lap covers 35 inches, so ordering by sheet width leaves you short.

Why your footprint is not your roof area

A roof is a sloped plane over a flat area, so the surface is always larger than the ground it covers. The factor is the slope multiplier: the square root of 1 plus (rise/run) squared. At a 6:12 pitch that is 1.118, so a 2,000 sq ft footprint is 2,236 sq ft of roof. At 12:12 it is 1.414 and the same house has 2,828 sq ft of roof. That difference is 766 sq ft of material and labor, on a house that looks the same size from the street.

Pitch also drives labor: above roughly 6:12 crews need staging, harnesses and slower movement, and above about 8:12 many roofers apply a steep-slope surcharge. Complexity does the same thing without touching the area figure. Hips, valleys, dormers, chimneys and skylights all mean cut panel, extra flashing and hours of detail work.

Turning any quote into a comparable number

  1. Get the roofer's measured roof area in square feet or squares. Any professional quote should state it; if it does not, ask.
  2. Divide the total by that area. That is the true installed rate per square foot, and it is the only number that compares two quotes on different scopes.
  3. Separate tear-off. A quote that includes stripping two layers of shingles is not comparable to one installing over the existing roof.
  4. Check what else is bundled. Underlayment, drip edge, ridge vent, flashing, snow guards, gutters and permits are frequently the reason a cheaper quote is cheaper.
  5. Put your rate into the calculator and re-run the other scenarios. Now you can see what changing panel type or skipping tear-off would actually save.

We do not publish a national price per square foot as a fact, because the honest version of it is a range so wide it would mislead you. The calculator's defaults are labelled starting figures, and every one of them is an input you can overwrite.

How do I work out my roof area from my house size?

Multiply the footprint the roof covers, including overhangs, by the slope multiplier for your pitch: 1.054 at 4:12, 1.118 at 6:12, 1.202 at 8:12, 1.414 at 12:12. The multiplier is the square root of 1 plus (rise/run) squared.

Does a steeper roof cost more per square foot?

Usually twice over. It has more square feet for the same footprint, and above roughly 6:12 it needs staging and slower, harnessed work, so many roofers add a steep-slope charge on top of the larger area.
